Specialized systems are where facilities management contracts most often quietly fail. The equipment is maintained by a third party, the certificates sit in someone else’s inbox, and the gap only becomes visible during a Civil Defence visit or an insurance claim.
Single point of accountability
Where a system legally requires a licensed or OEM-approved contractor, we appoint and manage that vendor under our contract. You raise one call, receive one report, and hold one accountable party, while the specialist certification remains valid and traceable.
Statutory testing calendar
Fire pump running tests, alarm zone testing, emergency lighting duration tests, extinguisher servicing dates, lift statutory inspections and escalator safety checks sit on a single calendar with owners and deadlines. Expiry dates are tracked ninety days ahead, so nothing renews late.
Certificate and document control
Every test produces a record: signed checklists, photographs, third-party certificates and corrective action logs, filed against the asset and available on request. This is the pack that satisfies Civil Defence, insurers, landlords and ISO 45001 auditors.
Entrapment and emergency response
Lift entrapments and fire alarm activations follow a written response procedure with named contacts and target attendance times. Out-of-hours cover is contracted, and incident reports are issued within twenty-four hours with root cause and preventive action.
Modernisation planning
Ageing panels, obsolete camera formats and lifts past economic repair are flagged in quarterly reporting with indicative replacement costs, so capital planning happens before a failure forces it.
